ADVANTAGES of DESIGN/BUILD
From a client’s perspective, hiring a Design/Build Remodeling Contractor like Trademark Remodeling has a very rewarding advantage— the client has a single source for accountability, with a team of people working together toward one common goal. It is very comforting to not have to worry about the relationship between an architect and the contractor, or how well the two may or may not get along.
The design/ build process is also a much lower financial risk for our clients because we have much greater control over designing a project within the client’s budget, due in large part to the detailed, computerized job cost reports we maintain. Remodelers agree that architects don't always have a handle on budget and costs, and they sometimes make promises a contractor can't keep. In the design/build process this is not an issue, as tracking the cost of construction is an integral part of the design process.
The client-remodeler relationship is also non-confrontational in design/build. Our interests are the same. Alternatively, when clients hire a low-bidder, they’re dealing with a contractor whose goal was to get that job for the least amount of money, so there’s an automatic adversarial relationship because that contractor's interest throughout the project is to keep control of his costs, which are typically lowered to get the job. The low–bidder then begins to charge extra, or “change-order” a client for everything they possibly can to try and make up the difference, which often winds up costing much more in the long run. In that case, the interests of the client and the contractor typically run in opposite directions.
